Investigate the organizational structure of two real companies, organizations or institutions (hereinafter referred to as “companies” even though they could be a school/university, hospital, city or whatever) as they apply to facilities management issues. Universities tend to be good choices because they provide so much information online. Provide the following information:
1. Identify each company and briefly describe its function (i.e. what products or services do they provide, where are they located, etc. Do not use an “organization”, like American Hospital Association, or IFMA, or an industry like the transportation industry or the healthcare industry; it has to be a unique company as described above. Also, do not use the following universities: Southeast Missouri State University, Princeton University, University of Iowa, Duke University, or University of Texas – Austin.
2. Determine what department within each company is most like a Facilities Management department. Which Facilities MGT functions does it have?
3. Compare and contrast the two “companies” identified in Part 1. Address the following functions and tell if they are part of the department identified in Part 2 above. If not, identify what department is responsible for them (Note – some of the functions may not be that clear-cut):
a. Maintenance (Routine, Preventive, Predictive, Repair, as applicable) of Buildings; Building Systems; Operating/Production Equipment (if any); Site & Property (these may not be the same person/department; list all appropriate);
b. Facility Planning/Plant Layout/ Interior Space Planning;
c. Project Planning, Design, and Construction;
d. Custodial Services (as discussed in the Other FM Support Services Topic); and
e. Energy/Utilities Management.
f. Safety and Security; and
g. Telecommunications.
4. Provide an Organizational Chart for each “company”, whether it is provided on their website or you have developed it. It should show each of the appropriate functions noted in Part 3 above.
5. Choosing one of those functions in Part 3, prepare a report discussing how the departmental location of that function in each “company” either supports or contradicts the information presented in the appropriate Topic in class. In other words, is it similar or different from the functions we talked about? This report should reference specific responsibilities and procedures associated with those functions. It should also address organizational and departmental similarities/differences, in other words is this part of a facilities management/physical plant department or something else. Note that the various Facilities Management functions may not be organized as we have them listed.
6. Your report should have proper citations of all sources you used, whether print, online, interviews or any combination. Do not use interviews. If one resource does not provide all of the information you need, perhaps you should find other sources. “The website did not say” is neither an acceptable nor intelligent answer, especially for graduate students. Your sources should give me enough information to be able to verify what you are reporting. If you are using personal interviews, you will need to have at least two sources to be able to corroborate information. Remember, I need to be able to verify your information, either by checking your citations or contacting your references. If I cannot access these, you may not receive appropriate credit.
