1. Sarah and Sam have recently purchased a home together and intend to renovate it. Sarah has purchased two new toilets, a bathroom mirror, and a flat screen TV. Currently, only one toilet has been installed, and the bathroom mirror and TV remain in their boxes. Sam has purchased new plates, wood and paint to make built in cabinets, and a ceiling fan. As the cabinet building process has taken so long, the plates and ceiling are also in their boxes. As things stand currently, classify all of Sarah and Sam's new purchases as real or personal property. Did any of the new purchases start as one type of property and then become another? Why or why not?

2. Lena and Barbara are on a walk through a park when they notice several items scattered about. Lena picks up a DVD and a leather jacket, and puts them in her bag. Barbara picks up a CD and a t-shirt, taking them with her. As Lena and Barbara near the exit of the park, they see other park-goers. James claims the DVD and CD are his, as he had just sat them down for a few minutes. Jessica claims the leather jacket and t-shirt, claiming that she owned them in the past but had left them in the park, unknowingly putting them out her possession. Who now owns the DVD and CD? Why? Who now owns the leather jacket and t-shirt? Why?

3. Green's birthday is coming up and Blue wants to do something nice for them since Green has been such a complimentary friend. Blue gathers the supplies to wrap a gift, the giftwrap, the tissue paper, some ribbon and a bow. While gently wrapping a homemade jar of mustard to place into the box, Blue accidently knocks their favorite necklace into the box. Blue does not notice and places the tissue paper wrapped jar into the box and finishes wrapping the gift. Later, Blue attends the party at Green's house and gives Green the gift box. Green loves gifts, and immediately tears into it. Green is so pleased with the mustard but then notices the sparkling necklace at the bottom of the box. "Oh Blue! You shouldn't have given me this, but I'll wear it with pride!" Blue is shock when they see they necklace, having no idea it was in the gift box. Who legally owns the necklace now? Why? What elements of a gift are present here?

4. Terry the tenant rented an apartment and studio from Larry the landlord. Terry is an artist and had installed many new fixtures to the rented spaces. Terry had hung new curtains, canvases he painted, and installed new laminate wood flooring that is easier to clean paint off. When Terry moved, he left a rather large canvas, half of his curtains, and the flooring. Terry wants to know if the remaining items are still his personal property. Are they legally tenant's fixtures? Why or why not? What should Terry have done to ensure the items would be classified as his?
