A. Provide a 2,400 sf Starbucks with 30 indoor seats, and drive thru lane. The drive thru lane requires 8 car stacking lane.

B. Medical Office building with a maximum size of building as permitted by Suffolk County Health Dept., Zoning and parking requirements. Use Town of Smithtown zoning Code NB requirements. Provide a chart listing all three requirements and then use most restrictive for project design.

C. Parking requirements: Provide a chart listing number of required parking spaces and number of ADA spaces required. 1. Provide parking at a rate of one space per 150 sf of Medical office building. 2. Provide parking at a rate of one space per 100 sf of building area for building with drive thru lane.

D. Landscape: provide calculation of required 25%, landscape plan to follow
