3. Jennylyn is a single mom with a son who is both about to graduate from college. She and her son stay in a two-story townhouse in Quezon City which she is leasing from Patrick Cuenca. In March 2020, Jennylyn decided to enter into a long-term contract with Patrick Cuenca for the lease of the said property for fifteen (15) years and with a monthly rent of P100,000. Jennylyn discovered lately that the said lease contract contained errors as to the term of the lease contract (states only 5 instead of 15 years) and the monthly rent was P150,000, not P100,000 which she regularly paid. It appears that the said errors were caused by Jake Garcia (secretary) who drafted the said lease contract. Jennylyn or Patrick Cuenca has no hand on such errors. As Jennylyn is going abroad for a while with her boyfriend Dennis, she wanted that all her dealings are in order so that her son will not be confused. Shen then asked Patrick Cuenca to re-execute the lease contract but he refused claiming that there is no need since they have a verbal agreement anyway - as to the exact length of the lease contract of which is 15 years and the monthly rent of P100,000. Questions: If Patrick Cuenca will still refuse to re-execute the lease contract, what action will Jennylyn take to protect her interest against future confusion? Again, support your answer with an article. (10 points)
