A commercial trucking company named Wheelco does not have a big enough parking lot. Wheelco 's owner has instructed employees to park trucks on the vacant lot next door when the Wheelco lot is full. That lot belongs to Landry, who is keeping the property for a long-term investment. Landry is not using the lot and has no immediate plans to use it. Wheelco engaged in this practice for several months without Landry's knowledge. Landry eventually discovered the trespass and contacted Wheelco's owner to complain. The owner offered Landry a rental fee which Landry rejected as low. Since then Wheelco has continued to use Landry's lot when needed. Other calls from Landry to Wheelco have produced only insincere promises to stop and repetition of the offer to rent. Landry has countered with an offer to rent at a high rate.
