A tenant is 16 days late in total in paying their rent for a property in which they have lived for six months. In the period they have been in the property, the rent has been paid late on five occasions, totally 16 days, but this has not been consecutive. The landlord has asked you as property manager to initiate communication with the tenant to work towards on time payment of rent. The landlord's wishes are for the tenant to clearly understand that the late payment cannot continue, and that they will consider issuing a notice to the tenant. You decide to communicate in writing with the tenant.
