(a) Zumba is Kum Ho's good friend since they graduated from the same primary and secondary schools. Kum Ho works as a land ofcer in the responsible department in the Hong Kong SAR Government. He is recently working on a land sales assignment for a parcel land adjacent to Tsuen Wan West MTR station since May 2022. The land is located next to the key transport hub and interchanges. Zumba's employer is a large local property developer, which is eyeing on buying this parcel land and asked Zumba to talk to Kurn Ho. During their meeting, Zumba promised to offer Kum Ho an extra 500,000 HKD and a priority right to choose a suitable apartment, once the firm's property project is completed on that land. Kum Ho refused to accept extra money but replied that he would consider buying a property by Zumba's rm. The rm in the government tender process successfully bided the land.
