Absent any agreement, a landlord's duty to deliver exclusive possession of leased premises will terminate upon the following event(s):

a. expiration of the lease term

b. The landlord needs to show the property to prospective tenants once the present tenants have given notice of termination, assuming this is done at reasonable hours.

c. default by the landlord

d. repairs to the leased property being necessary
