Amy rented a coffee shop from Bob and agreed to renovate it once a year. However, Amy failed to keep her promise to decorate this year. Bob terminates Amy's lease (which is allowed under the terms of the lease) and asks her to take her property out of the store. Amy was angered by this development, so she removed most of her possessions from the store, including the paintings she had made that were stuck to the walls. Mr. Smith had always liked the painting and would often comment on it when he came for breakfast in the morning. Amy repeatedly tells him that he can have the painting when he moves out of the cafe, but after being treated badly by Bib, Amy tears the painting from the wall and then damages the wall. Amy also unscrewed one of the store's air conditioners and all the brass faucet fittings and door handles (which are quite valuable) and removed them. Amy also left trash in the store, but she had no idea that her cold-storage cryptocurrency wallet had been mixed up in the newspaper. Unfortunately, Amy wrote her passwords on a note taped to her purse because she was afraid she would forget them. Bob, an avid crypto investor, logged into his wallet and found Amy had $20,000 in Bitcoin. He had planned to return the money to Amy, but when he saw the damage she had done to the store and the litter she had left behind, he decided not to tell her about it. He was angry because Jenny had taken "his" painting. He thinks he can Sue Amy for taking the painting. Advising Bob of his rights to the remaining property after Amy leaves the store
