As the City Manager of a moderately sized urban city, a centrally located property has recently become vacant and you must decide what the most appropriate land use is for the property prior to development. The property available is approximately 25,670 square feet in size and would support a variety of land uses. There is support from a variety of stakeholders in the city and you must determine what would be the best use of the land given the roadway in front of the proposed development has very little available capacity, about 130 vehicles per hour during the PM peak hour.
The sports fanatics in the city has determined that due to the wait time at the local restaurants that another restaurant in the city would be viable and economically feasible. The maximum building size of 5500 square feet for a restaurant would be appropriate. Your decision is to determine if a Fast-Food Restaurant with a Drive-Through or a High Turnover Sit Down Restaurant would be most appropriate.
The business owners argue that a bank would be most appropriate so they can efficiently conduct business. Your decision is to determine if a walk-in bank or a drive-in bank of the same square footage would be most appropriate.
The workers of the city feel that the gas stations are not conducive due to their location on the city boundaries and believe they would save time in addressing municipal problems if a gas station was installed at the location. The workers would really like a convenience store to be built as part of the gas station so they can purchase drinks during the summertime to quench their thirst. Your decision is to determine if a gas station or a gas station with a convenience store with the same square footage would be most appropriate. The gas station would likely have 6 fueling positions.
The residents feel that either a shopping area or a veterinary clinic would be preferable using the same building footprint, mainly because they dont want a busy new land use on the roadway.
The mayor understands everyones interests, but due to the limited available capacity he feels a hotel, all suites hotel or motel with the same square footage would be best as it would not generate a lot of traffic during the weekday.
