Scenario You have recently purchased the Eastern Golf Course, a key redevelopment site within the City of Manningham and metropolitan Melbourne. The site has an area of 36ha with significant cultural and environmental values. The site is bounded by Doncaster Road to the south and existing residential and parkland areas on the north, east and west boundaries. Office and commercial uses also about the south eastern corner of the subject site. Site location North DONCASTER The residential character of the surrounding area is one of predominantly single and double storey housing on 600m2 to 1000m2 allotments (see photo above). The site is well serviced by a comprehensive bus network and is in close proximity to the Eastern Freeway / Eastlink, the Doncaster Hill Principal Activity Centre and a range of neighbourhood and local activity centres. The main entry point to the estate will be via a turn-off at traffic lights on Doncaster Rd, with access roads built at Link St (Fairway Rd), Somerville St and Burgundy Drive. An ecological survey of the site has been undertaken and identified two species, grey-headed Flying Fox and Swift Parrot listed in the Environmental Protection and Biodiversity Conservation Act 1999 and the Flora and Fauna Guarantee Act 1988. The Overlays which apply to the site within the Manningham Planning Scheme include an Environmental Significance Overlay to the entire site, and a Heritage Overlay (HO43) covering the club house and stables building.The club house and stables For you to gain a planning permit for this site, your proposed site must house 9,000 peoples and mixed use features you must prepare a report, to the State government and local council, which addressed how you will manage, integrate the cultural and environmental values into your development.
