The second floor contains a workshop in which bill demonstrates how to use various power tools. Also on the second floor are a small office and a large stock room. During an august heat wave, the stores roof-mounted air conditioner broke down, causing a small fire. The air conditioning unit was owned by bill's landlord. The water used to fight the fire damaged the stores computer and other office equipment. While bill's staff was clearing the store after the fire was discovered, a customer fell and broke his arm. Within one week, the water damage was repaired. However, because of the heat, Bill had to close the store for two additional weeks while the air conditioner was replaced. Hometown Hardware is insured under a business owners coverage form (BCF) with a $250,000 replacement cost limit on business personal property and a $1,000,000 limit on liability coverage subject to a $1,000 deductible. The business personal property limit meets the policy's 80 percent insurance to value provision. The policy includes the Equipment Breakdown Protection Endorsement (BP 04 59).
