Mary and Jane are sisters who, after their parents death, have been living in the house inherited by them. Mary's age is 17 years and 11 months where as Jane is 25. Their Uncle Roach, who is also their next door neighbour had approached them to purchase their house for a total of Rs. 300,000. Albeit the market value of the house 15 presently Rs. 800,000 Roach had forged a certificate in the name of a renowned valuer that shows the market value of their house as Rs.300,000, and shared the same with Mary and Jane to induce them to sell their house to him. Relying of Roach's representations, Mary and Jane entered into an agreement for sale of their house to Roach ("Agreement for Save").
