can someone help me find the npv for cell b12 using the pv formula???

Using the PV command, Im looking for the NPV on cell B12 if the cost if capital id 5%. the rentals payments recieved are monthly level, all of the inputs for thr rage and nper should be at the monthly level as well. I'm a little bit confuse of how to use that as a formula?
