For the last three years, Heronswood has contracted with Lou's Landscape Service (LLS) to maintain the land- scape in the complex. The contract specifies that LLS is responsible for mowing lawns, fertilizing, trimming trees and shrubs, and snow removal. In the course of completing this work, occasionally there is some incidental damage to sprinklers or landscaping. The contract specifies that LLS is responsible for repairing any damage caused. Initially LLS was quite responsive when damage was incurred, but lately a number of condo owners have been complaining about damage that has not been repaired. You have contacted LLS, speaking directly with Lou on several occasions in an at- tempt to have the damage repaired. You even stopped by their office to speak with Lou in person, which did not help at all.
