Case 6 - The Cheesiest Cheese Factory in Ontario A railway station in a small Southern Ontario town was permanently closed in 1990.

Well, it was closed until recently until Avery bought it for $1.00 from the municipality. The understanding with the municipality was that Avery would turn the old train station into a business centre.

Avery is a member of a dairy farming family that has been in the dairy business for over 100 years. Avery likes the dairy business but wants to run an Avery-owned operation. The result: The Cheesiest Cheese Factory in Ontario, located in the train station. After an initial investment of $100,000, family money, Avery started making cheese in part of the train station. Other businesses followed, and soon the train station was a very busy place.

Avery now has a thriving cheese business and has a number of management issues to deal with: as owner of the train station, Avery is responsible for leases on five other businesses, increasing demand for the Factorys cheese, both across Canada and internationally, family pressure to begin paying back the original investment, a letter from the Canada Revenue Agency asking about tax matters.

What should Avery do? Please rank your answer in order of importance, that is, what should Avery do first?
