Chris Stevens, a farmer, owned 40 acres of land that he did not use. He leased the land for three years to Orlando Baron. The lease was for farming purposes. Before the lease expired, Stevens conveyed the property by general warranty deed to Morgan Kettlewell. Kettlewell planned to subdivide the property. He had no knowledge of the lease and believed the crops on the land were Stevens's. What right, if any, does Kettlewell have against Stevens? How could Stevens have protected himself?
