You are the property manager for a flat at 23 Roberto Dve, Sparkton. The tenant, Barry Phillips, has asked you if he can keep a cat at the property. You know his tenancy agreement does not allow pets. You agree to contact the landlord and ask for permission on his behalf.

You need to write an email to the landlord which explains the request and compares the request to the terms of the tenancy agreement.

Unfortunately, the landlord decides that he does not want Barry to keep a pet at the property and does not wish to change the tenancy agreement.

You need to write an email back to Barry to tell him that he is not allowed to keep a cat at the property, and that the original tenancy agreement must remain in place.

Manage property condition

For this part of the assessment, you need to complete documentation and actions required for the management of the condition of a property. Refer back to the condition report for the property you inspected. You should demonstrate to your assessor that you can:

• Complete a schedule for the maintenance of the property - you should use the Maintenance Schedule Planner for this task.
• Organise a repair at the property which is based on the condition report for the property you inspected. You should fill out a Quote Request form for the repair you identify and include details of the type of tradesperson who would be required to complete the work.
