Attached is a copy of the photos you, as the agent took for the condition report for the Dalia Street property and a blank condition report.

Using the photos, complete ten (10) points of the condition report, e.g. Entrance/Hall: doorway frames - is one (1) point. In the Landlord/Agent comment briefly describe the problem, e.g. rot or broken tile and list the image number that supports your assessment.

For the purpose of the assessment, use the photos provided to complete the points. All smoke alarms have been installed correctly and do not have lithium batteries, they were checked last week (along with electrical safety and gas checks) and the batteries have been replaced. No appliances are included as part of this tenancy and the tenant is not paying water charges for this property. There is a telephone line and internet, however the property is not connected to NBN.

Consumer and Business Services INSPECTION SHEET At the time that a residential tenancy agreement is entered into, the landlord (or his or her agent) must complete and provide to the tenant two signed copies of an inspection sheet. This sheet should be used to record the condition of the premises and the fixtures, furniture and other contents as described by both the andlord and the tenant.
