On behalf of the landlord you have given the long term tenant 30 days to terminate the tenancy at the end of the fixed term. The tenants have been excellent up until now, however, their direct payments have ceased and they are not responding to emails, sms or phone calls.

You attended an outgoing inspection with the tenants and found that there was damage to the garage door. They say it was caused by the removalists, which is the tenant's responsibility as they employed them. Everything else was in excellent condition. It is now five days later, the door has not been repaired but you are notified by the Bond Board that the tenant has lodged a claim for their bond to be returned.

Task 1

Compile an email to the tenants explaining to them that they have not yet repaired the door and they need to repair the garage door in the first instance, otherwise the landlord will dispute the claim.
