Defects in the Leased Premises and the General Rule

Though the general rule is that landlords do not guarantee or warrant that the leased premises are appropriate for the tenant's intended use, there are exceptions to that general rule that have to do with defects in the leased premises. What are those exceptions, and how do those exceptions change this general rule?
