Production and sales are estimated at 140,000 m3, of annual concretes, increasing 5% each year. The sale price will initially be $ 7,200.00 per m3 (assuming that the concrete for all resistances costs the same), with an increase in price due to inflation of 4.5% per year. 
Operating costs incurred are considered to be 80% of production. 
A net working capital is needed to maintain the business of 10% of the costs incurred in the first year. 
Do the analysis for a period of 5 years, at the end of which, the concrete works will have a salvage value of 75% of the investment capital. 
The capital comes from the following proportions: 
*Loan from a financial institution (bank): 50% of the investment at 18% annual interest
*Preferred shares: 20% of the investment at 14% annual interest. 
*Shareholder capital: 30% of the investment at 25% annual interest. 
*Income tax: 27%
