You recently inherited the "Chalet Colorado" located in Breckenridge, Colorado. The Chalet is not completely debt free but you own the building (and mortgage), parking lot, and surrounding 5 acres of land. The Chalet is close enough to Breckenridge lift \#9, that guests do not need to use a bus to get to the lift; in fact, most guests ski back to the chalet and climb directly into the outdoor hot tubs. The building has ten luxury suites on the upper floors, and a first floor that houses the offices, a Great Room with a huge fireplace, a small snack area, and a business center. The basement consists of garage space for each suite (1 car garage per suite). Just outside are four large jacuzzi tubs and one private tub. The four outside tubs are available to all guests during all four seasons. The fifth jacuzzi is enclosed within a yurt, and has an adjacent dry sauna, which guests can rent for an additional fee. Your Aunt and Uncle passed away in an avalanche! They had a 30 -year mortgage with 1st Bank of Colorado, and 10 years have already been paid off. The only stipulation in their Will is that you must keep the Chalet as an active business, and not sell it for at least 20 years; otherwise it will go to the next relative named in their Last Will and Testament. Part 2 Discussion (SWOT): As a group brainstorm the following definitions of the SWOT elements, then identify the internal strengths and weakness and external opportunities and threats facing the Chalet Colorado business. Based on the list of SWOTs compiled by the group, each group should assess the likelihood of achieving a profitable business based on the SWOTs.
