Identify all entities, attributes, relationships, primary & foreign keys, cardinalities, and constraints where appropriate. When labeling your entities and attributes, use the terms that the business uses.

Each complete entity (including all attributes, primary key, and foreign key(s)) receives one point, each relationship (labeled with cardinalities in both directions) receives one point, and each constraint receives one point. Primary keys will be bold and underlined, foreign keys in italics ONLY (no PK or FK labels on your diagrams). Do not label your relationships but include the correct cardinalities on both sides.

Be sure your diagrams are clear and easy to read - do not include the business rules with your diagrams. Include your name and section on your page. Show resolved M:N relationships and resolved multi-valued attributes on your final diagram

Property Fix-It is a home watch company located in Ocean City, MD. When you need to be away from your seasonal home, you can trust the employees of Property Fix-It to handle any issues that may arise in your absence. It is important in todays world to have someone responsible to watch over your investment property at times when you cannot. If you rent your property to guests, theres nothing better than having happy guests who will want to continue renting from you for years to come. Having a neighbor stop in periodically as a favor to check your home may initially seem like a good idea. However, when a serious issue arises or you need someone to take swift action on your behalf, your property can quickly become an imposition for your neighbor. That is why it is important to have a trained professional complete a detailed inspection report per visit, and have the ability to swiftly coordinate professionals to assist in the repair and maintenance of your home when something goes awry. We handle single and multi-family properties.

The current system consists of recipe cards stored in plastic containers and color coded for each property. Although the system works, it is disorganized, inefficient, unreliable, and void of security checks and controls. The expectations are to organize the client data, allowing the retrieval of data within seconds rather than fumbling around for hours to find the information. On more than one occasion, a plastic container was dropped, emptying its contents on the floor; the cards are never replaced in the proper order.

Property Fix-It is not your typical home watch service company. Many service providers limit their services to watching your home. We manage and perform interior and exterior inspections due to hail, rain, hurricanes, electrical storms, invasions, squatters, rodents, etc. Your A/C compressor may go out, leaving your home victim to humid and stagnant air, causing the potential growth and spread of mold spores. A ceiling leak from a second floor condo may cause costly water damage to your property. Property management and maintenance services are designed to save our clients the extra expense and hassle of making extra trips to the seasonal home and will restore the home to pre-calamity state before you return. Our employees can also arrange to be present for deliveries or installations. Rental property services are created to help clients manage their rental properties.

Property information on record includes the property ID, address (street, city, state, zip), number of bedrooms, number of baths, square footage, year built, roof type (shingle, tile, wood, etc.), and exterior type (stucco, wood, blocks, etc.). For multi-family properties, the name of the property and the number of units at the property are tracked. For single-family properties, the yard size (area of the property), and the landscape type (rock, grass, woodchips, etc.) are stored in the database.

Each time a service is requested, one or more employees will visit the property and perform the service(s) ordered. Services types offered include but are not limited to housekeeping, pest control, pool service and landscaping. All services have an ID, description and base rate assigned. The standard base rate regardless of the size of the property, the time of year, or the location of the property, is applied for each service; each visit can include several services (many things can go wrong in 30 days in an unattended property; therefore it is strongly recommended to order 2-4 inspection visits per month). Maintenance fees and replacement fees will be applied where applicable as part of the service visit record.

Other information captured for each visit includes a visit ID, the property ID, service ID, date of visit, start date for the work to be done, end date of the work completed, the employee(s) ID performing the service, the season (spring, winter, etc.) and the total cost of the visit (important where several services are provided in one visit). If a service requires several visits, each is recorded separately.

Our clients owners - may have more than one property that we are servicing (we dont keep track of owners that do not use our services). The property may have multiple owners, however, it is listed under only one owner. The owner can be either a single person or a corporation. Each owner has an ID, last name, address, phone (area code, phone number), years of service with our company, and email address. Our corporate owners also provide a contact name and emergency phone number. Single person owners must have a credit card on file for repairs. Property Fix-It would like to track the owners in different states and cities.

Employee information on record consists of an employee ID, first name, last name, hourly rate paid, start date, address, phone, and job specialization (plumbing, repair, electrical, etc.). Each employee can have only one specialization recorded at a time. Some employees have a residence outside the state so the company would like to be able to create output on employees by state and/or by city.
