Evelina fully assigned her contract rights in her real estate lease to Memunatu, but did not delegate to her the related duties to the landlord, Darryl, nor did Evelina or Memunatu seek a novation from Darryl.

Assume the above lease was properly executed, with no mention of assigning, delegating, subletting, or novating. In such case, generally,

a. Evelina may assign or sublet, and/or delegate, but not novate regarding Memunatu, without Darryls permission

b. Evelina may not assign, sublet, delegate, or novate without the Darryls permission

c. Evelina is free to do whatever she wishes in this situation, even without Darryls permission

d. Evelina is free to do whatever she wishes in this situation, even without Darryls permission, as long as her actions do not increase Darryls risks concerning the leased property
