Facts when considering the questions below-

1.1.Just after the close of escrow, Ariel went to the property and was "greeted" by Isadore Scuttle, a man who claimed to be the real owner of the property and who backed up his claim with mail and identifiable personal possessions throughout the house.Scuttle angrily denied knowing any person named "Ursula Deep" and further denied giving anyone authority to sell "his home."Scuttle demanded that Ariel leave immediately, or he would call Alhambra P.D. and have her arrested.

1.2.Stunned, Ariel for the first time paid attention to the paperwork Ursula had given her to "sell" the property to her. The language of the document that supposedly had transferred ownership of the property from Ursula to Ariel specifically stated that Ursula "transferred to Ariel Mo Gull the entirety of any interest that Ursula Deep possesses in the Property legally described above."

1.3.Of course, as it turned out after Ariel had investigated further, Ursula Deep had absolutely no interest in the property, which was in fact legally owned by Scuttle.

THE ACTUAL Question -

Is there any legal claim that Ariel can bring against Ursula and/or Scuttle to successfully win ownership of the Alhambra property?

If so, (a) being certain to identify the most specific legal term for the document that Ursula gave to Ariel, supposedly to transfer ownership of the Alhambra property to her; and (b) being certain to cite specific Background Facts and Additional Facts, explain why this document and Ariel's payment of a large sum of money legally worked to transfer ownership of the Alhambra property to Ariel.

Or, if not, (a) being certain to identify the most specific legal term for the document that Ursula gave to Ariel, supposedly to transfer ownership of the Alhambra property to her; and (b) being certain to cite specific Background Facts and Additional Facts, explain why this document and Ariel's payment of a large sum of money legally failed to transfer ownership of the Alhambra property to Ariel.
