ARTICLE I - LEASE TERMS
Section 1.1. Definitions. In addition to the other terms, wluch are elsewhere defined in

ARTICLE II .- PREMISES
Section 2.1. Lease. Landlord, for and in consideration of the rents herein reserved and
of the covenants and agreements herein contaned on the par of Tenant to be kept, observed and
performed, does by these presents, lease to Tenant, and Tenant hereby leases from Landlord the
premises located in the building ("Building") commonly known as 6410 West 74th Street, Bedford
Park, Ilinois located on the land ("Land") legally descnbed on Exhibit" A" attached hereto, which
premises ("Premises") are depicted in the plan attached hereto as Exhibit "B". The Land, Building
and all improvements and appurenances thereto are sometimes collectively referred to as the
"Project". The lease of the Premises shall be subject to, and Tenant shall at all times durg the
Term comply with, all covenants, conditions, agreements, easements, encumbrances and restrictions
of record and all applicable laws and ordinances affecting the Project (collectively "Restrictions").
ARTICLE il - TERM
Section 3.1. Term. The Term of this Lease shall commence on the Commencement
Date and shall end on the Termination Date, unless sooner terminated as hereinafter set fort.

ARTICLE iv - CONDITION OF PREMISES
Section 4.1. Disclaimer Regarding Premises. Subject to the provisions of Aricle
XXII hereof, Tenant agrees to accept the Premises and the Project in an absolutely "as is"
condition, and Tenant acknowledges that Landlord, its agents, attorneys, representatives and
employees have not and do not make any representations or waranties, express or implied, to Tenant
regarding the Premises or the Project.
ARTICLE V - RENT
Section S.L. Base Rent.
A. Tenant agrees topay to Landlord, monthly in advance, without offset or
deduction, base rent for the Term ("Base Rent") in the amount of the Monthly Base Rent set
fort in the Base Rent Schedule commencing on the Commencement Date and continuing on
the firstday of each month thereafer for the balance of the Term oftls Lease. In addition
thereto, Tenant shall pay all such othr aiounts as are herein described as "Additional
Rent" in the maner and at the time specified in this Lease. The term "Rent" when used in
this Lease shall include all Base Rent payable under this Section 5.1, as well as the charges
herein described as Additional Rent. All Rent payable hereunder shall be payable to Ladlord
at 2023 Paysphere Circle, Clucago, IL 60674, or as Landlord may otherwse from time to
time designate in wrting.
B. Notwithstanding anything to the contrary contained in tls Arcle V, so long
as Tenant is not in default under the terms and conditions of the.LEASE ABSTRACT
