Hello,
I have a meeting with Keziah Smith, a very important client, next week on Monday at 4pm.
Could you provide me with a written report on the Smith File?
- Write a short report (no more than 700 words) explaining our client's legal position. For clarity, please provide me with the key bullet points at the top and then include the full legal advice with legal authorities underneath. I've forwarded on the last email conversation he had with another associate.
Thanks,
Senior Partner.

Dear ,
I hope this message finds you well. I am writing to seek your professional advice and assistance concerning a critical matter regarding a lease I hold.
I have a commercial property at 16 Station Street, Long Eaton, and the tenant, Angela Preece, hasn't paid rent for nearly a year and I need to know my options.
I look forward to your prompt response.
All the best,
Keziah

Dear Keziah,
Thank you for your email. Please could you forward me a copy of your lease agreement with Angela Preece. This will allow me to review the specific terms and provide you with the best advice.
You state that the tenant has not paid any rent for nearly a year, please could you provide me with the specifics of what has, and hasn't been paid?
Once I have this information, I can proceed to provide you with my advice.
Many thanks,
Associate One

Dear Associate, One,
Thank you for your prompt response. I have attached a copy of the lease agreement.
Angela had not paid the rent since March 2023. I had tried to contact her several times to request the rent but was not able to make contact with her until last week. When we spoke last week, she then paid me the rent for this quarter that was due in December but she still owes the rest.
Further, when I went around to post a rent demand, I noticed that the roof needed significant repair. Several of the tiles had slipped and there is a visible hole in the roof. Angela said the roof had been in a bad condition when she entered into the lease but I have pictures which show this is not the case.
Please can you let me know my options. The tenant is causing me so many difficulties I'd just like to get rid of her, but I'd like to know all of my options.
All the best,
Keziah.
