Georgina, owner of a parcel of land, sold the said land to Liz sometime in 2015 evidenced by a deed of sale. However, the said deed was never registered. At the time of the sale, Solenn was working for Liz as the latter's personal secretary and had custody of Liz's copy of the deed of sale. Liz instructed Solenn to just keep her personal files and not peek on them. Solenn strictly complied with said instruction. One year later, or sometime in 2016, Solenn won the lottery and resigned as Liz's secretary. Later, Georgina sold the same parcel of land to Solenn who succeeded to register the deed and to obtain a transfer certificate of title over the property in her own name.
