It is aniticipated that this lease will not be renewed.

Space will be leased starting March 1 2022. Rate of $60/sq ft with 4 months free rent.

Landlord is also providing tenant with a $50/sq ft tenant inducement package. Lease is 10 years.

NOTE 2:

Landlord will replace oil boiler with a gas boiler which by January 1 2021.

This is expected to produce 30% in cost savings.

It will cost $50,000 to replace the boiler. Cost will be capitalized.
