Analyze the following cases and answer the questions that follow.

1. Myrna sold his house and lot in favor of Jonas for and in consideration of P1,300,000. They executed a contract entitled "Deed of Sale Under Pacto de Retro." The market value of the house and lot at the time of sale was P10,000,000.00. Is the contract a pacto de retro sale or an equitable mortgage? Why?

2. Betty and Lydia were co-owners of a parcel of land. On January 14, 201B, when she paid her real estate tax, Betty discovered that Lydia has sold her share to Emma on November 10, 201A. The following day, Betty offered to redeem her share from Emma, but the latter replied that Betty's right to redeem has already prescribed. Is Emma correct? Why or why not?
