Hospitality Property Management

Minicases- Laundry Operations

Assignment:

Having been hired by a hospitality management company, you have been asked to join the team assigned to open a 500-room hotel in California. Your first task is to work out the "poundage of the property for bed linen and bathroom linen as a first step to determine the number and capacity of washers to be installed in the laundry room. Do so from the information that follows:

Bed structure:

  • 200 rooms with one king-size bed in each room
  • 200 rooms with two queen-size beds in each room
  • 100 twin-bedded rooms

Bed-linen distribution:

  • 2 large-size pillows per king-size bed
  • 2 medium-size pillows per queen-size bed
  • 1 medium-size pillow per twin bed
  • 2 sheets for all beds

Bathroom-linen distribution:

  • king rooms are set with 2 bath towels, 2 hand towels, 2 wash cloths, and 1 bath mat.
  • queen rooms are set with 4 bath towels, 4 hand towels, 4 wash cloths, and 1 bath mat.
  • twin rooms are set with 2 bath towels, 2 hand towels, 2 wash cloths, and 1 bath mat.

The weight of each piece is as follows:

  • king sheet: 2.10 pounds
  • queen sheet: 1.60 pounds
  • twin sheet: 1.10 pounds
  • large pillow case: 0.70 pounds
  • medium pillow case: 0.50 pounds
  • bath towel: 1.25 pounds
  • hand towel: 0.75 pounds
  • washcloth: 0.14 pounds
  • bathmat: 0.70 pounds

After one year of operation, you decide to approximate the laundry costs of the hotel to national average percentages. Your property's costs for the year were:

cost of labor: $47,700

linen replacement: 15,300

energy: 18,900

laundry chemicals: 5,500

other costs: 4,200

The national average percentages are:

labor: 45%

linen replacement: 20%

energy: 15%

laundry chemicals: 10%

other: 10%

After approximating your costs to national average percentages, identify the possible reasons that might have caused the existing discrepancies (for example, higher-than-average cost of electricity in the area).

Your company has promoted you to general manager of a resort in Colorado. After analyzing the results for the first 3 months that the property has been under your control, you find that the labor cost in the laundry room of the resort is extremely high. Further investigation points to the fact that the washing capacity of your laundry is very low. For this reason, the laundry room has to be operated round the clock, its workers often going into overtime. You decide to lower the cost by providing the resort with enough washers to wash one par of linen in six hours. The bed linen and terry cloth poundage of the resort is 6,700 pounds. The laundry room is currently equipped with one 50-pound washer to process food & beverage napery and kitchen items. This washer is sufficient to take care of the food and beverage department's needs by one shift, without going into overtime.

The laundry is also equipped with two 100-pound washers to process guestroom linens. Their washing cycles take 27 minutes (roughly one half-hour). How many 100-pound washers do you have to have installed (beside the two that you already have) to finish the 6,700 pounds in six hours?
