True /False A rental agreement must be in the prescribed form and there is a penalty which can apply if a standard form is not used by the rental provider and/or renter. Harsh or unconscionable terms can be included in the agreement providing the renter agrees to them, but there are some terms that are not allowed. If any of the prohibited terms are included, the agreement is no longer valid. In most cases, the bond cannot be more than the equivalent of one month's rent. Exceptions occur when the weekly rent is greater than $900 or VCAT has set a higher bond for the property. In these cases, there is no maximum bond rule. A rental provider can decide if they wish to lease a property to a renter who has a child who lives with them. The renter must be given two copies of the condition report before they enter into occupation of the premises, providing they have paid a bond
