On August 15. 2020, Hermione placed the following advertisement in the local newspaper: Rooms for Rent: Two bedrooms for rent in ve-person home close to UW. Conveniently located to all local amenities. Great condition! $500/month for each bedroom. Rent includes use of all common areas (kitchen, bathrooms, family room and outdoor deck). Tenants pay for utilities. Landlord pays for garbage. On August 18, 2020, Hermione met with two students (Harry and Potter) who are interested in renting the two bedrooms. After getting to know one another, Hermione agreed to rent the bedrooms to Harry and Potter for one-year. Prior to signing the written lease agreement, Hermione conrmed each person's age by examining their driver's license. Harry's license showed that he was 19 years old, while Potter's license showed that he was 18 years old. All parties signed the agreement and for the next three months Harry and Potter paid as agreed. At the start of the fourth month, Harry and Potter contacted Hermione informing her that they are really only 16 years old and that their licenses had been altered. They then demanded a refund of the rent paid and cancellation of the contract going forward. If Hermione sues Harry and Potter, what is the likely outcome?
