Can someone please help with this question:

Sam, searching for other land to purchase, bumped into a friend who wanted to sell his house. Sam and his friend negotiated by e-mail and, after a series of emails, reached a clear unequivocal agreement for a simple contract for the sale of the land. Sam telegraphically transferred a deposit to his friend's bank account. In your opinion;

(a) Is it probable that an enforceable contract for the sale of land has been created?

(b) Advise Sam with respect to the payment of the deposit.
