Hii can I ask for the explanations for these? This is from my subject in Law of Sales.

1.) Ms. Kami sold her house and lot located at Brgy. Lala, Lot 3, Covered by Certificate of Title No. 123 to Ms. Shrimp for Php 10,000,000.00. After delivery of the property, Mr. Maro went to Ms. Shrimp and demanded that the latter vacate the property due to the fact that Mr. Maro is the actual owner of the property and not Ms. Kami. Mr. Maro showed Ms. Shrimp documents which proves his undisputable ownership thereof. Because of said proof, Ms. Shrimp vacate the property and surrendered it to Mr. Maro. Can Ms. Shrimp as for warranty against eviction against Ms. Kami? Justify.

2.) Ms. Taliko Jenik wanted to buy a swimming pig to enter into a contest. Ms. Jenik went to Ms. Sexy to buy a swimming pig. Ms. Sexy showed Ms. Jenik a pig and told the latter that said pig can swim. Because of that Ms. Jenik bought the pig for Php 30,000.00. As it turns out the pig cannot swim. Ms. Jenik would like to sue Ms. Sexy for breach of warranty; Ms Sexy on her part puts up as a defense that she never guaranteed that the pig can swim. According to Ms. Sexy her statement that "the pig can swim" is a mere expression of an opinion. Can Ms. Jenik claim for breach of warranty? Justify.
