Husnul wrote to Khatimah offering to sell his nasi arab and beriani restaurant in its current state at a price of RM150,000 and asked Khatimah to confirm his acceptance in writing by 4th Dec. On 1st Dec., Khatimah replied that he agreed to purchase the restaurant at RM150,000 provided that the certain renovations to its kitchen and toilet are done by Husnul at his own expenses. Upon receiving the letter from Khatimah on 4th Dec. and being disappointed with Khatimah's response, Husnul sold the shop to Alim who agreed to purchase the restaurant in its current state. When Khatimah later discovered the sale, he got angry and alleged that Husnul has breached the contract, for which he intends to bring a legal action against him. Husnul is worried of being sued. Advise Husnul.
