I chose Landlord-Tenant Law in Michigan as my topic. It appeals to me because I have been a renter, as well as a landlord, in the past. I feel that I made some mistakes in both capacities, and want to learn more about this area. As far as a potential career application, I have always been interested in the real estate market - specifically purchasing properties for rental usage - and this area of law would be very helpful to know.
Three-to-five subtopics:
- Renter's Rights and Responsibilities - relates to the main topic in that it will explain exactly what the renter needs to know about the law;
- Landlord's Right and Responsibilities - relates to the main topic in that it will explain exactly what the landlord needs to know about the law;
- Leases and Rental Agreements - relates to the main topic in that it will explain what every agreement is legally required to contain, in addition to what should be and could be in the agreement; and
- Legal processes - relates to the main topic in that it will explain the exact steps a landlord and renter need to go through to start/fight an eviction and sue for unpaid rent.
I believe all of the four subtopics are important knowledge to have for both landlords and tenants.
Threes sources I will be using for my report are: 1) Michigan Legislature: Michigan Compiled Laws Complete Through PA 3 of 2023; 2) ipropertymangament.com; 3) Nolo.com; and 4) "A Practical Guide for Tenants and Landlords" from Michigan Legislature Publications. The Michigan Legislature Compiled Laws will be useful to look up Act 348 of 1972 Landlord and Tenant Relationships which will spell out the Michigan law. The website ipropertymanagement.com will be useful because the articles on it have been sourced from the Michigan Compiled Laws, and will save me time having to look through every law that deals with the landlord-tenant relationship in some form. Nolo.com has a free legal encyclopedia where I can look up information. "The Practical Guide for Tenants and Landlords" should have easy-to-follow information on the topic.
