SCENARIO: You have decided to buy a piece of land to build your dream home. For the most seclusion, you decide to build the house close to the northeast corner of the plat (so start in the upper righthand corner of your paper). There are many decisions to make in building a home, but the first ones involve knowing the overall area of your land to know how much it will cost to grade the property and then to lay gas and water lines.
TASK: You need to complete the following tasks in order to know the initial costs required for you getting the plot of land ready to build your house.
1) Draw a sketch of the plat of land (sketch does NOT have to be to scale but should be drawn neatly and labeled with distances and angles) given the following list of bearings given to you by the surveyor. The survey of the property starts from the location of the house, which will be represented by Marker A. From the house, the surveyor measured the property line 253.8 ft due South to Marker B. From Marker B, the property line went due West 142.1 ft to Marker C. At Marker C, the property line extended at a bearing of N13.2W for 169.0 ft to Marker D. From Marker D, the property line extended at a bearing of N42E for 137.2 ft. to Marker E. Finally, from Marker E, the property line extended at a bearing of S81.9E for 89.8 ft which returns the property line back to the location of the house, Marker A.
2) Draw in the gas and water lines AND determine each length based on the following information. The gas company determines the best location for the line is to run between Marker D and the house (Marker A). The water company determines the best location for the line is to run between Marker C and the house (Marker A).
3) Calculate the following measurements a. Area of the Plat - Using Law of Sines and/or Cosines, calculate the total area of the plot of land. Make sure to SHOW YOUR WORK to determine the area. b. Total Cost to Prepare the Land - Determine the total cost to prepare the land which includes: i. Grading the Land - The rate to grade land for a residential house is $6.75 per square foot. ii. Excavating for Gas and Water Lines - The rate to excavate for both the gas and water lines is $23.00 per foot. iii. Installing Gas and Water Lines - The rate to install the gas line is $1.20 per foot and $0.35 per foot for the waterline.
