I need question 4 answered with the formula Please

Thomas Paul Investment Inc. Property Investment Analysis EXCELWORKING CASE: ADVANCED LEVEL Preview: Thomas Paul Investment Inc., purchases residential real estate for short-term investment and/or rental income. The company's main purpose is to carry out minor repairs, lease the properties, and eventually sell them for a profit. The company needs a spreadsheet application to review and compare selected properties based on several key factors. Background: Thomas Paul Investment Inc., purchases residential real estate for shortterm investment and/or rental income. The investment company owns more than 200 rental properties across the United States and is interested in purchasing two properties in San Diego County, California. The company has narrowed down its search to three properties. It needs a spreadsheet application to analyze and compare the costs associated with each of the three properties, and to decide which two of the three properties would be the best investments. Thomas Paul Investment considers two key factors in its real estate investment decisions - total monthly expenses and net profit. These two values are calculated based on estimated annual expenses for the property and various assumptions based on averages of previous purchases within the area. The company usually doesn't want to spend more than a certain annual or monthly amount for a particular property. The company needs a spreadsheet application it can use to enter the purchase information for each of the properties, calculate the various expenses and profit for the properties, modify the values of assumptions to do what-if analysis, and to show reports and charts summarizing information for the three investment options. CASE SPECIFICATIONS (ANALYSIS) Output Requirements: Thomas Paul Investment would like an investment analysis worksheet that includes the information for the properties being considered, the assumptions, and a table of monthly payments associated with different purchase prices, as shown in Figure 18.1. 109 110 Chapter 6. Excel-Advanced Design Techniques Figure 18.1 Investment Analysis Worksheet Layout Input Requirements: Thomas Paul Investment uses assumed values for several variables in its analysis, as shown in Figure 18.2. Although these values are used initially to calculate the costs and profit for a property, the company likes to do what-if analysis by changing some of these initial values as desired. The company wants to reduce data entry errors as much as possible and needs the worksheet designed to prevent unreasonable assumed values, as shown in Figure 18.3.
