I need some help to creating a MEMO TO FILE

Using the information I gained in the interview, need create a memo to file. The memo to file should summarize the salient points of the interview and all pertinent information.

He keeps me busy with repairs, but I don't know how he manages them overall.

I think he is very fair and responsive to his tenants.

I know Mr. Stick is a difficult client.

All manners of work. Appliances, windows, faucets, flooring, countertops.

How much has the Landlord paid in repairs over the past year?

I would have to look at my invoices for an exact amount, but it has been substantial.

Has there ever been an issue with the Landlord paying you for the repairs?

Lately he has called a few times saying he will be late, but he has always come through for me in the past, so I had no problem extending him that curtsey.

Have the number of service calls increased or decreased since you have started working for the Landlord?

Increased

When did the change in frequency become apparent?

The past year

The past year.

What condition is the residence currently in?

It needs repairs. The tenant is abusive to the unit.

Do you think the rental units are safe and well-maintained?

Yes I do.

In your expert opinion, what or how was the damage to the stove caused?

It looks like something heavy was dropped onto the top

In your expert opinion, what or how was the damage to the refrigerator caused?

One was wear and tear, but the past 3 times were not. I can't say how it was caused, only that it was deliberately caused.

Did you notice any inconsistencies with what the appliances were designed for and how they were being used?

Yes.

How many service calls do you think is appropriate to be called for over the life of an average refrigerator?

2-3 in total

What was the brand of appliances?

Whirlpool

In your opinion is that brand reliable?

Top of the line no problems ever with them

Is the tenant co-operative on your visits with you or do you experience push back?

The tenant has denied me entry in the past and has been an issue.

I know he is responsive when it comes to repairs for all his units.

I have the greatest respect for Mr. Ritorno and the way I am treated
