2 . Was the lease option exercised ? Western Title had a lease for its office that was due to expire on April 30 , 2010 . The lease was renewable for an additional 5 years if Western notified the landlord of its intention to renew the lease at least thirty days before April 30 . The lease also provided that the notice would be effective only when it was deposited in the U.S. Postal service by registered or certified mail . Western's attorney sent a notice of renewal by ordinary mail on March 31 , 2010 and it arrived at the landlord's office after April 1 . On April 5 the attorney discovered the mistake and sent another notice by certified mail and it arrived at the landlord's office on April 7 . On April 14 the landlord notified Western that the lease will expire on April 30 and it was not properly renewed . Was the exercise of the renewal option effective prior to the April 30 letter
