in a scenario where , the title holder dies , and leaves behind a will , giving rights to his children who amongst others only one resides in Kenya, and the rest out of kenya , never in the past 40 years have stepped on the land, nor cared to take obligation to pay and now the property is looked after grandchild , how does the law stand in this scenario to safe guard the interest and right of the grandchild , keeping in mind that the migrated children of the rightful owner are no more kenyan citizens.
