In early 2020, Ally agreed to sell his house in Sepang to Nani for a price to be later determined by his wife. An agreement between both has been entered. They also agreed to carry out the transaction in early 2021 when Nani moved to Sepang. For that purpose, Nani deposited RM10,000.00 to Ally. However, when the agreed time comes, Ally refused to proceed with the agreement. Nani is very disappointed and wishes to claim in court enforcing the agreement. Prior to that, to pay deposit to Ally, Nani applied through a banker for a personal loan at a time when there was financial stringency in the money market. The loan had been approved at an extremely high rate of interest. Nani accepted the loan and agreed on the terms. At the same time, Nani met Mr. Murad, an officer at Land and Mines Office for a matter concerning her land in Balik Pulau, Penang. Without her knowledge, Mr. Murad had earlier agreed with Mior to use his influence and position as an officer and Chairman of Resident Association to get Nani's land for Mior at a price below the market value. In return, Mior promised to pay RM30,000.00 to Mr. Murad. Analyses the situations above. Identify legal issues in the three situations.
