In her will, Sandra gave a life estate to Lamar in a 400 acre ranch she named NorthFork with the remainder going to Michael Davis and Linda Franks in joint tenancy. All the rest of Sandra's estate was left to UC Berkeley. Sandra passed away, and on the way to her funeral, the cab in which Lamar, Michael, and Linda wee riding was involved in a horrific traffic accident. Linda died immediately, Michael died a few minutes later, and Lamar died on the way to the hospital. Who is entitled to the real estate in question? Please discuss.
