Neither the deed nor Quin mentioned the fact that Quin had previously granted to Klein, a neighbor, a right to use a road across a corner of Avonlea during the rainy season when the access road to Klein's property tended to flood. After three months of owning Avonlea (and still unaware of Klein's right of way), Blasket sold Avonlea to Pat by special warranty deed. In October, Pat saw Klein on the road and confronted him. Klein showed Pat the deed giving him the right to use the road. Furious, Pat called Blasket, who said, "Hey, don't look at me--I gave you a special warranty deed." Pat then calls you and asks if that is true.
