In March 2020 Mr. Rehman rented his house in N.Nazimabad to Mr Ismail for RS 15,000/00 per month for five years, unfortunately Mr. Ismail died in December 2020. His wife not being happy with the meagre amount of rent wants the tenants to vacate the house. She consulted a property dealer who assured her a rent of RS. 150,000/00 per month (being the prevalent market rent in the area) if she could get the house vacated within one month. She also consulted a lawyer and narrated the whole situation; she was advised to file a suit in case the tenants are not ready to vacate the house, as the consideration for the house was not sufficient therefore there was no contract in the first place between her and the tenants. She was further assured that the death of her husband has terminated the contract if there is one at all. She gives a notice to her tenants to vacate the house in a fortnight but they are not ready to vacate till completion of the time agreed. They have sought your legal advice in the matter, keeping your knowledge of the Contract Act:

I.What kind of offer is it?

II.Will the offer lapse with the death of the Offeror?

III.Is the contract not void for insufficiency of the consideration?

IV.What is likely decision to come from the court?

Give a detailed synopsis of the relevant laws.
