 In New Zealand. Today, is 15 April 2024. You have been in a meeting with Alicia Mary Johnson and Cooper Hugh Hatch who have come to you with a proposal. Alicia and Cooper are currently flat-mates, and have been discussing the fact that they want to own their own home, but can\'t quite manage to \'get their foot in the door\' on an individual basis. They have discussed this situation extensively between themselves and have come up with the idea of pooling their resources and buying a house together, changing their status from \'flat-mates\' to \'housemates\'. Alicia and Cooper have spent the last eight months scouting around for a suitable house and are excited to tell you that they believe they have found the \'perfect pad\'. In fact, Alicia owns an extremely small one-bedroom bach which is currently vacant. However, she doesn\'t live in her bach because it is located too far away from her work, and as she is an avid musician feels it is far too small for all her musical instruments. She thinks that it would be prudent to sell the bach and use the proceeds towards this new house, and wants to make \"this new contract subject to the sale of my bach. Alicia is in discussions with her neighbour and is very certain that he will buy her bach. The asking price of the house they have their eye on is $442,000.00, but Alicia and Cooper will be offering $410,000.00. Alicia has $62,000.00 in the bank, and Cooper has $48,000.00 in his savings account. They have agreed to borrow the remaining balance equally between them, and whilst they have not yet approached any banks, they are confident they will qualify for a loan. They dont want to pay any deposit until they are certain they are purchasing the property. They are okay with a 10% deposit which will be paid to the agent, Venus Realty. The salesperson being, Jade Park. When they looked through the house, however, they made a note of a couple of things that concerned them and they wish to discuss them with you: First, it would appear that a third bedroom has been added to the house recently and they would like reassurance that the necessary permits and/or consents were obtained for this. The second thing is the driveway. It would appear that the current owners began re-concreting the driveway some time ago, and it is as yet unfinished. They would like to make sure that the current owners finish this concreting job before they \'hand over any money\' (should their offer be accepted and settlement goes ahead). They would like settlement to be Friday, 24th June 2024. They hope to have the signed Agreement by them to the salesperson by Wednesday, 17th April 2024.
