Home Renewals

Home Renewals is an independent contractor that buys older homes, invests time and money into renovating them into a more modern home and then sells them. John is the owner. Rick, Brian and Frank are his employees. They make $80 an hour. John has other responsibilities and is rarely involved. The work week is 40 hours Monday to Friday, weekends if necessary.

John buys the homes, remodels them and sells them. He is a real estate agent as well. The period for remodel is 2 months, no more and the maximum investment is $120,000 for both materials and labour. The home has to be on the market for sale by May 1. If the quality of the work is there, the home can sell for more.

The Toronto market is increasing by about 15% a year, which means the value of the house bought for $800,000 should increase by $120,000. Remodeling the whole home should bring an increased value of another $200,000 for a total value increase of $320,000.

John's office manager is on maternity leave, so he has asked you to manage this project.Before ANY work is done, you must provide John with a complete plan and listing of ALL WORK that needs to be done.This includes all documents, reports, approvals, etc. that must be done in order to complete the renovation.

The home is an 1800 square foot bungalow on a 100 x 150 foot lot.

John wants to remove some walls to get more space. A new support beam is needed. Old flooring has to be removed.

Bathrooms and the front entrance total 200 square feet with slate tiles costing $6/sq ft. Plank flooring will cover 1600 sq ft of floor and is costed at $6 sq ft. John found a deal on it. It should take 2 guys 4 days to lay the planking.

Subflooring comes in 4x8 foot sheets and can be bought off the shelf, however, one needs to ensure that the local building store has the quantities in stock when they are needed. One can't waste time waiting for a shipment to come in. The subfloors will come in at $5000 with 3 days for 2 guys to install throughout the house.

The place needs new windows and they need to be installed before major work takes place.

The front and back doors must be replaced with new steel doors. The size of the doors is an odd size which means the openings must be changed in order to be able to use standard sized doors. It should take about 2 weeks for the doors to arrive, they are a custom look. Both doors together are $1500 with 1 day for 1 guy to resize the openings and install them.

The old walls to be removed have electrical and plumbing fixtures so those need to be dealt with/moved to other locations. It can take 2 people 2 days to do.

The kitchen needs to be redesigned with cabinets and appliances repositioned. John can do free of charge on a weekend and be ready for the installation. The kitchen cabinets will sit directly on the subflooring.The house is sold without appliances.

New windows must be installed, cost about $20,000. It takes 5 days to get the shipment. Two guys will install over 3 days.

Taking down walls, installing the beam, restructuring etc. will cost $6000 in materials and take 3 guys 5 days to complete. The beam needs an order lead time of 14 days due to its size.

All these things and others need to be worked out and undertaken in the proper order, i.e. you can't put down new flooring with the old partition walls still standing.

The whole house needs to be painted including the inside doors. Patching cracks needs a day to dry and then sand and paint. Doors need new hardware. Painting supplies, etc. will be $2000 with 4 days for 1 guy to paint the ceilings and walls.

The kitchen cabinets cost $35000 while the sink/taps are $600. Cabinets take 4 weeks to come in. The quartz countertop purchased and installed is $10,000. It will take 5 days for the quartz company to take the measurements and cut the countertop. The install booking must be made 4 weeks in advance. The install takes a whole day by the company. All kitchen cabinets must be completed for the countertop to be installed. Two guys working for 5 days should finish the kitchen setup.

Bathrooms will need to be replaced and updated with new toilets, sinks, fixtures and slate tiles.The tiles require another layer of plywood as a subfloor to prevent cracking. One bathroom will get a walk-in shower, the other a tub. The cost is $2100 for the bathroom fixtures. The tub and tiles have a lead time of 2 weeks. It will take 2 days for 1 guy to install the fixtures and 2 days for 1 guy to structure the walk-in shower and 1 day to tile/grout it. It will take 1 day for 1 guy to lay all floor tiles. Grouting can be done in between other jobs.

Electrical supplies for the new lights, switches, and plugs is $3000. It will take one guy 2 days to complete.
