In Schedule B to Owner's Policy (ex. 13-3), there are 5 General Exceptions. The 5 exceptions are: Rights or claims of parties in possession not shown by public records. Encroachments, overlaps, boundary line disputes, or other matters which would be disclosed by an accurate survey and inspection of the premises. Easements, or claims of easements, not shown by public record. Any lien, or right to a lien, for services, labor, or material heretofore or hereafter furnished, imposed by law and not shown by public records. Taxes or special assessments which are not shown as existing liens by public records. Why do you think these items will not be covered? Is there a way the Buyer could be protected in this situation
